MOA was again in attendance at the RIBA's 'Ask The Architect' stand at this year's Homebuilding & Renovating Show at Harrogate Convention Centre.


Over two days, MOA were there providing drop-in advice sessions to visitors of the show on a range of topics, from ideas for new property purchases, to advice on planning issues and advice on concerns with ongoing projects.

Work has started on site on a substantial extension and remodeling project in a North Yorkshire village. The project will see a period period transformed, with a new double garage/workshop complete with vehicle lift and inspection pit, 1st floor bedroom extension, loft conversion and new garden room. The complex project will be on site for six months, with the property remaining in occupation throughout. More to follow as work progresses.

In addition to new commissions through August, MOA has been appointed to provide technical adviser services for a substantial newbuild/refurbishment office project. MOA will provide support to the client/PM team through the design and build construction phase, including monitoring quality, compliance and performance against programme. More to follow.

It's been a busy month at MOA. We have been appointed to provide architectural, and interior design services for a national environmental risk assessment/management company. The project will see their headquarters offices, located in a period property, fully refreshed and updated. MOA are providing a full service from concept to completion.

MOA has been appointed to work with the FM provider to remodel offices for a customer care provider to a major motor manufacturer. The reconfiguration includes creating a new reception area, new meeting/training room provision. More news to follow as the project progresses.

Planning approval has been received for the conversion of the lower ground floor of a period office building in Harrogate to extended office provision for the current tenant. Appointed by the landlord, MOA developed the outline proposals and in collaboration with the tenant developed the space planning and interior design. Detail design is now underway ahead of construction. ⁠

The project will create new office spaces, training/board room and a break-out room. A new stair will connect with the existing ground floor. The works will also include a new electrical supply room extension and repairs and improvements to the external areas.⁠

Located within a Conservation area, the proposals have required appropriate planning consents, including change of use.⁠

MOA has been working with a community benefit society to create a new social hub in Cotherstone, near Barnard Castle. The Cotherstone Old Chapel Project will see a former Methodist chapel transformed into a new shop, cafe and heritage centre. The project has been funded by a community share issue, largely supported by local investors.⁠

MOA, through our association with Plunkett Foundation, was engaged post-planning approval to provide initial advice to the group on procurement and management of the work on site - largely to be carried out by volunteers. This included assisting in setting out a robust approach to health and safety, and as the project progresses, ad hoc technical, statutory compliance and design support.⁠

MOA is the approved supplier of architectural services for Plunkett Foundation - a national charity supporting people in rural areas to set up and run successful businesses in community ownership. MOA has previously worked alongside Plunkett on projects including Chopwell Community Hub and Boldon & Cleavedon Community Library.⁠

MOA is pleased and proud to reveal that we have been working on the relocation of The Peace Museum from its former city centre premises to Salts Mill - part of Bradford's renowned UNESCO World Heritage Site. ⁠

The Peace Museum, in its own words, explores the history and the often untold stories of peace, peacemakers, social reform and peace movements. MOA is delighted to be working with them on this exciting new chapter in the Museum's own story.⁠

Having developed the concept design with the Museum and the project's stakeholders, and achieved planning and Listed Building Consent approvals, a main contractor for the enabling works has been appointed and work has commenced on site.⁠

The project will see a 400sqm wing within the historic mill transformed from an unused former wool factory to a new exhibition, learning and work space for the Peace Museum. Unlike its former premises, the new larger Museum will be flexible, welcoming and accessible and allow more of the Museum's objects and stories to be presented. The exhibition design being undertaken by specialists The Creative Core.⁠

MOA has been working with a private client to adapt an existing bungalow to provide improved accessibility and to ready it for the owner's future needs. With a very limited budget, the plans have been developed to maximise gains in making the house easier to move around and to improve the kitchen and bathrooms. The kitchen will be reconfigured and fitted with all low-level units and appliances. The existing bathroom and separate WC will be combined to create an accessible shower room suite capable of retro-fitting with more fully accessible features in the future. ⁠

Substantial structural alterations will allow the hallway, kitchen and living/dining area to be made open plan and remaining existing doorways will be widened to the fullest.⁠

Externally, the rear garden will be made more accessible and a raised patio area created with ramped access. The front door will be provided with wider and shallower steps, positioned to allow ramped access as a future installation.⁠

Overall, the objective has been to improve accessibility without introducing an institutional feel, but with the ability to adapt the accommodation further in the future.⁠

An image from our concept design proposals for an extension to an existing barn conversion in a village setting. MOA were engaged to develop designs for the extension to provide a self-contained, accessible living and bedroom suite as an extension of the family home. Working with a constrained site, the concept design sought to maximise the available site area whilst providing an articulation between the old and new. In response to the tight boundaries, the more private spaces' windows were set back and protected with timber louvres. The palette of materials remained sympathetic to the existing building and the wider context whilst seeking to provide a contemporary feel.⁠

Outside, there will be substantial works to move car parking to the rear of the property in order to extend the south-facing front garden. The main build for our residential extension and alterations project in Wetherby, West Yorkshire, has reached practical completion. The new extension replaces a tired conservatory and garage, providing a new living space looking onto the client's beautiful garden, a shower room and utility. The new hallway links the extension to the original house. Set within a large estate of similar houses, our approach was to create a respectful formal frontage anchoring the new more contemporary forms and materials beyond. The original house has also been re-roofed to match. Really pleased for our inspirational clients who have been a joy to work with.⁠

MOA has been at the launch of Plunkett Foundation's ‘Better Business Reports’ at The House of Lords. Some inspirational work going on out there by local communities and social enterprises, highlighted in the reports' findings - especially the impressive relative success of community owned enterprises compared with conventional businesses.

MOA attended as part of our role as Plunkett's recommended supplier of architectural services, working with community organisations and enterprises to support their capital projects.
